At Cripps & Simmons, L.L.C., real estate transactions are a big part of what we do. If you are wanting to buy an existing home, we can either review or draft a real estate contract on your behalf. For those of you that are landowners and rent commercial property, it is quite possible that your lease has a provision that increases the rent on an annual basis. One popular method that this increase is based upon is the Consumer Price Index, or CPI. Generally in this context, you have to advise your tenant of the rent increase. Unfortunately, this may not be something that you are equipped to handle or simply may not make the time to do. Cripps & Simmons, L.L.C. can offer this type of commercial lease maintenance, either providing you with a simple reminder that it is time or by providing the notice of rent adjustment directly to your tenants.

Real estate transactions are part of what we do at Cripps & Simmons, L.L.C. because of the significant value that real estate holds from both a business investment and estate planning aspect. Many clients who come into our office use several of our services, sometimes focusing on real estate, but oftentimes not. For example, an entrepreneur may come in wanting to set up a small business, perhaps one that owns commercial properties. Our initial focus may be on putting that person in a business entity that fits their needs. Once this is done, we may represent them in the acquisition of real estate on which they will build a commercial building. After the building is constructed, they may want one lease format to be use for each of their tenants. Another scenario might involve estate planning in which either the business owning the real estate becomes owned by a trust, or the property becomes owned by the trust.
